Home Watch Services
We provide absentee owners with weekly inspections of your property to ensure it is safe and well maintained. We thoroughly check the interior and exterior of your home and perform routine maintenance, and after the inspection, we email you a detailed Client Report.
In addition, we can prepare your home for your arrival and secure it after your departure. We are available on short notice to prepare your home in the event of an approaching storm, as well as do an inspection after the storm. Our goal is to be your eyes and ears so you can relax, knowing that your property is secure and well cared for.
SHORELINE HOME WATCH CHECKLIST
Exterior:
- Visually check grounds, landscape, pests, lawn, and sprinklers
- Visually check roof, a/c units, fence, and mailbox
- Check windows from outside for breakage
- Check gutters for problems
- Check a/c condensers to ensure all are on, blowing warm air, and check for sound
- Check water softener/carbon system to ensure there are no leaks at top of tank
- Check salt tank (if required) to ensure there is salt in tank
- Check rust-control tank for proper amount of chemical; if not full, report percent of fullness
- Check that outdoor lighting is functioning and replace bulbs as necessary
- Visually check outdoor light fixtures
- Check water level and condition of pool
- Check equipment and system
- Check pool equipment for leaks
- Check that pool heater is off
- Check pool pressure gauge to make sure it is between 5 and 15 psi
- Check outside breakers and timers
- Check gas level
- Check generators
- Check screen door, screening, and cage structure
- Turn on water main, if required
Interior:
- Check security system
- Check all windows and doors to ensure they are locked, water-tight, and alarmed
- Visually check for signs of water damage, mold, or mildew, including baseboards, ceilings, walls, and floors
- Check for insects, pests, and rodents
- Check garage doors
- Check all closets and storage cabinets
- Check breaker panel for tripped switches
- Check hot water heater (HWH) for rusting, leaks, vacation mode, or electric off at breaker
- Unplug circulation pump to HWH (not all HWHs have a circulation pump)
- Check air handler(s) to ensure there are no leaks
- Change a/c filters as required
- Verify a/c and dehumidistat settings; adjust as necessary
- Flush all toilets if water is on
- If water is off, make sure all toilets have water in bowl and tank; add bleach when necessary
- Run water in sinks (including garbage disposal), tubs, and showers
- Physically feel flex lines and drains for water in all sinks, toilets, and laundry sink
- Short cycle dishwasher
- Short cycle washing machine
- Check refrigerator, freezer, and wine cooler for proper temperature and operation
- Make sure ice maker is off
- Reset clocks after power outage
- Check all lights, and replace bulbs as necessary
- Test all smoke and carbon monoxide alarms
- Check garage and make sure door to garage is locked
- Check for trash and recyclables to be removed on appropriate day
